Tips For Settling in to your New Home
Moving day has come and gone: you will be unpacking and decorating for months. In the meantime, there are a few things you can do to make your new home or condo feel a little more like home.
~Maintain Routines When your surroundings change, it is important for you, your kids and even your pets to remember you haven't changed. So be consistent, honor the same rituals - bedtimes, mealtimes, even family game night.
~Make sure everyone's "Comfort Items" are ready upon arrival at your new home. For a child it may be a favorite stuffed animal, for you maybe your favorite coffee mug. Take special notice when packing to make these easily accessible when you arrive at your new home.
~Carve out a sanctuary space Find a room or even the corner of a room that has all the creature comforts. Where you are away from the cleaning, repairing and unpacking that may be going on all around you.
~Get outside and Explore - On foot! Walking is the best way to get your bearings in a new setting. You won't be distracted you can dawdle and you will definitely see more. So get out and find your new favorite café or shop.
NEW Mortgage Rules.
As of January 1, 2018, new mortgage rules have been introduced and now all purchasers who require financing and are getting a traditional mortgage through one of the big banks are required to pass a "stress test". This means you must qualify for a mortgage at a rate 2 basis points higher than the posted rate. For example if the rate is 2.95% you must qualify for 4.95%. This could affect your buying power up to 20% less than before. Before making an offer please consult your mortgage professional. If you need a great recommendation please get in touch.
